Housing projects in area see good take-up rates

The last batch of two-storey villas in Aman Putri, Sungai Buloh, is now open for booking.

Developer PPC Glomac Sdn Bhd assistant project manager Jason Choong said future launches in the township were expected to focus on three-storey designs following strong capital appreciation in the previous phases.

The Aman Putri township, covering 169 acres of freehold land, was started in 2010 with a GDV of RM1bil. It is the developer’s second township, after Bandar Sri Permaisuri.

“The township has been a success, with a very healthy take-up rate and selling out all of our last five phases,” Choong said at the company’s sales office in Bandar Sri Permaisuri recently.

He said the current phase of villas on lots measuring 24ft by 75ft each would feature upgraded specifications, including a high-volume ceiling over the living area and parquet flooring for the upper floors.

All of the 59 units were designed by award-winning firm cgnA Consultancy Sdn Bhd, whose portfolio includes the SS2 Mall in Petaling Jaya and Menara MBMR in Kuala Lumpur.

The development features a 1.2km linear park designed by award-winning landscape architect, Malik Lip & Associates. Playgrounds, shops and a primary school are also within reach in the township.

The design of the area, with one main access and exit point, enhances the area’s security and privacy.

It is situated near three golf clubs, as well as a growing number of international schools alongside other reputable government schools. An MRT station will also be in the vicinity.

This phase is expected to be ready in two years. The units start from RM782,000 and prices are expected to rise in the next phase with the implementation of GST.

The other projects currently undertaken by PPC Glomac include Q-Sovo in Bandar Sri Permaisuri and the Galleria mall in Cyberjaya. Both projects have a GDV of RM90mil, respectively.

Jointly developed by Dwitasik Sdn Bhd and Kuala Lumpur City Hall, Q-Sovo is the latest development in Bandar Sri Permaisuri.

The project is managed by the PPC Group.

“This project is targeted at younger and first-time buyers. The units are all below 500sq ft, which keeps the prices affordable, and a standard unit is priced from RM300,000,” Choong said.

“We have also received positive feedback from customers, with almost 90% of units booked at pre-launch. We are now encouraging bumiputra buyers with a very attractive rate,” he added.

He said the square floor plan of the units allow for maximum use of space, while glass sliding doors in the main area and windows in the room and bathroom promote ventilation and natural lighting.

There are two view options, namely the KLCC city skyline or the scenic lakeside.

A Gymnasium, sky lounge and conference room are among the facilities provided. The project is expected to be complete by 2017. The development will also be located near the new HUKM Medical and Wellness Centre.

The construction of Galleria@Cyberjaya is due to complete around September this year. There are limited units left on the upper floors and the company is in the midst of securing tenants for the retail units.

The Galleria is strategically located next to Prima Avenue, the food and beverage hub of Cyberjaya, which always draws crowds from offices and universities in the area.

PPC Glomac, the development arm of PPC Group, is a joint venture between the group and Glomac Bhd. With a track record of completing its projects ahead of schedule, the company has earned a strong reputation in the construction and development industry.
